Online furniture retailer Wayfair UK is looking to sub-let part or possibly all of its one million ft2 plus distribution centre at Magna Park Lutterworth in the East Midlands.
As first reported by Liza Helps, Property Editor at Logistics Matters, Wayfair UK is looking to sublet part—or potentially all—of its 1.068 million ft² distribution centre at Magna Park Lutterworth, one of the UK’s most strategically located logistics hubs.
The facility, originally secured in 2019 as Wayfair’s national distribution centre and European HQ, is now available for sublet fully fitted out with the company’s recently acquired material handling equipment. Key specifications include:
1,037,856 ft² of high-bay warehouse space
173 dock doors, 12 level-access doors, and 20m eaves height
20,000 ft² of office space across three floors
Estimated annual rent of £9.17 million (£8.58/ft²)
Wayfair’s decision comes amid continued headwinds for its European operations. The company has:
Reduced UK headcount by over 50%, from 847 employees in 2022 to 405 at the end of 2024
Seen UK revenue drop from £83.4 million in 2022 to £59.4 million in 2024
Exited the German online market entirely
Although not publicly marketed, property agents have been retained, and viewings are reportedly underway.
According to its 2024 annual report, Wayfair UK will continue supporting Wayfair Stores Limited, its Ireland-based group company, but this sublet points to broader strategic consolidation.
